01 / INCOME

3× monthly rent

Verifiable gross monthly income at least three times the rent. Multiple income sources can be combined; co-signers considered case-by-case.

02 / CREDIT

600+ preferred

Credit score of 600 or higher is preferred, but every application is evaluated on its full picture — recent activity matters more than past mistakes.

03 / RENTAL HISTORY

Positive, no evictions

Verifiable rental history with on-time payments and no evictions in the past seven years. First-time renters welcome with strong references.

04 / BACKGROUND

Clean check

Standard background screening. Convictions are reviewed individually and don't automatically disqualify — recency, severity, and circumstances all factor in.

05 / IDENTITY

Valid ID

Government-issued photo ID for every applicant 18 or older. Driver's license, passport, or state-issued ID all accepted.

06 / EMPLOYMENT

Verifiable

Current employment or income source we can verify directly. Self-employed? Most recent tax returns plus bank statements work.

How do I pay rent?
Rent is paid through your secure online resident portal at any time, or by mail or in-person delivery to our office at 2930 W Broad Street, Suite E, Richmond, VA 23230. The portal accepts ACH and card payments and currently charges a $1 convenience fee (rising to $1.95 in July 2026); paying by mail or in person is fee-free, in compliance with Virginia HB 2218 which requires at least one no-fee payment option. We do not accept Zelle, Venmo, Cash App, wire transfers, or cryptocurrency — these are common in rental scams and are never a legitimate way to pay The RVA Group.
How do I submit a maintenance request?
Submit maintenance requests through your resident portal 24/7 — both routine and emergency requests are handled the same way and monitored around the clock. If you can't access the portal, call (800) 279-6659 as a backup.
What's included in the Resident Benefits Package?
The Resident Benefits Package is included with every lease and delivers seven core benefits: Filter Delivery Service (HVAC filters mailed to your door, reduces utility bills by up to 15%), Credit Building (on-time rent payments reported to the major credit bureaus to boost your score), Renters Insurance Program (typically up to $9/month less than comparable retail plans), On-Demand Pest Control (licensed local pest experts, request service online), Move-In Concierge (one phone call to set up utilities, internet, and other services), Resident Rewards Program (points and gift cards for on-time payments), and Identity Theft Protection (up to $1 million in coverage, dark-web monitoring, and fraud alerts). Pricing and exact availability may vary by property — your leasing representative confirms what's active on your home.
What happens if I'm going to be late on rent?
Virginia law and our standard lease provide a 5-day grace period after the rent due date. After day 5, a late fee of 10% of the unpaid rent applies. If you anticipate being late, contact our property manager Whitley Ludlow directly at [email protected] — we work with residents in good standing whenever we reasonably can, and the worst path is silence. Communicating early protects your tenancy and your rental history.
Can I have a pet?
Pet policies are determined per property — some homes allow pets and others do not, based on the owner's preferences. Check the listing or ask before you apply. For pet-eligible properties, all pets must be screened through petscreening.com (a standard process used across our portfolio that reviews pet history, breed, and vaccinations). Approved pets carry a one-time pet fee of $300 per pet and monthly pet rent of $25 per pet. Specific breed, size, or weight restrictions vary by property.
What does Virginia law require my landlord to disclose?
Under Virginia law, landlords must disclose specific information in or with every residential lease. Key requirements: lead-based paint disclosure for properties built before 1978; a copy of the Virginia Statement of Tenant Rights and Responsibilities; mold history disclosure if known; military airfield zone disclosure if applicable; and as of July 1, 2025, under HB 2430, every fee chargeable under the lease — late fees, pet fees, admin fees, application fees — must be itemized on page one of the lease, not buried in addenda. If a lease doesn't comply with the page-one disclosure rule, the landlord may not be able to enforce undisclosed fees. RVA Group leases are reviewed for current Virginia compliance on every new and renewed lease.
How much notice do I need to give before moving out?
Standard RVA Group leases require 45 days' written notice before lease end, submitted through your resident portal. Mid-lease move-out is not permitted without formally breaking the lease, which carries financial consequences defined in your lease agreement.
